1. Use of the Website
The content provided on this website is strictly for informational and commercial purposes. We strive to keep the information updated, but we do not guarantee its accuracy, completeness, or absolute currency in real time.
- You agree not to use this site for illicit or prohibited purposes.
- It is prohibited to attempt to breach the security of the site, systematically extract data (scraping), or interfere with the functioning of the servers.

Regarding the real estate developments commercialized by Patrimofy Real Estate S.A.S. (including Loom Luxury Residence, Vista Kanoa, Luwana Alma Beach, Anaiwa Eco Reserva, and La Bendición):
- Renders and Images: All images, architectural representations (renders), videos, floor plans, and virtual tours published are artistic and illustrative representations. They may contain decorative or atmospheric elements that are not part of the actual equipment to be delivered, and are subject to modifications due to technical, structural, or regulatory requirements.
- Prices and Areas: The prices, initial quotas, financing terms, and areas mentioned on the website are commercial estimates and are subject to change without prior notice by the builder or developer. The final value and exact areas will be stipulated solely and exclusively in the legal contracts (Promise of Sale, Fiduciary Agreement, etc.).
- Availability: The availability of lots or properties shown in simulators or interactive maps is for reference only and does not guarantee immediate reservation until the formal procedure is completed.
3. Reservation Process and Legal Procedures
The information on the website does not constitute a binding commercial offer. Any intention to reserve or acquire a property will require:
- Validation of availability by our commercial advisors.
- Compliance with the Know Your Customer (Sarlaft, prevention of money laundering and terrorism financing) requirements demanded by Colombian law and partner trust companies (e.g., Alianza Fiduciaria).
- The signing of legal documents and payment of the respective funds directly to the authorized accounts of the trust, the builder, or the promoter, never to personal accounts or directly to Patrimofy Real Estate S.A.S. as a commercializer.
- Credit Studies and Financing: Patrimofy Real Estate S.A.S. acts strictly as a commercializer. We do not conduct credit studies or approve financing. Installment payment options, which are common in lot sales, are evaluated and granted directly by the builder or promoter of the project.
4. Intellectual Property
All content on this website, including texts, graphics, logos, images, audios, digital downloads, and data compilations, is the exclusive property of Patrimofy Real Estate S.A.S. or its strategic partners (builders/promoters) and is protected by applicable intellectual and industrial property laws in Colombia. Its unauthorized reproduction or use is strictly prohibited.
